Terms and Conditions of Use

1. Definition of Services

SACondominium S.R.L. provides professional property management and technical maintenance services for residential complexes, including but not limited to:

• Management of buildings and common areas.
• Technical maintenance of elevators, electrical and lighting systems.
• Cleaning services in common areas and maintained gardens.
• Management of relationships with suppliers and tenant communities.

2. Rights and Obligations of the Parties

2.1. Obligations of the Administrator (SACondominium)

• Present periodic reports regarding the condition of the property and activities carried out.
• Perform preventive maintenance and corrective interventions in accordance with the contract.
• Maintain the confidentiality of information received from the homeowners association.

2.2. Obligations of the Client (Homeowners Association)

• Pay the fees for services rendered on time, according to issued invoices.
• Provide necessary access to common areas for carrying out work.
• Communicate in a timely manner any malfunctions or incidents requiring intervention.

3. Limitation of Liability

SACondominium assumes liability for providing services according to professional standards. However, we are not liable for:

• Damages caused by force majeure or by actions/omissions of unauthorized third parties.
• Damages resulting from the client's failure to comply with technical recommendations or delays in granting access.
• Indirect or consequential losses (loss of profits, business interruptions).

4. Confidentiality and Personal Data

Processing of personal data is carried out in accordance with our Privacy Policy. Contact details provided (association, building administrator) are used exclusively for service-related communications.

The company is registered with the Trade Register under order number JXX/XXXX/2023. Any disputes will be resolved primarily amicably, and in the absence of an agreement, will be subject to the jurisdiction of Romanian courts.
